Design-build is a method of project delivery in which one entity -the design-build team- works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion.

Our Approach to Design

At Hawkins Design Build, we believe the best homes are the result of thoughtful planning and collaboration. Our design process focuses on creating homes that feel natural to the way our clients live while maintaining a sense of timelessness and lasting quality.

Rather than chasing trends, we prioritize proportion, functionality, and architectural integrity. Each home is carefully designed to reflect the property, the surrounding environment, and the lifestyle of the people who will live there. The result is a home that feels both personal and enduring.

Throughout the design phase, we work closely with our clients to explore layouts, materials, and architectural details. This collaborative process allows ideas to evolve naturally while ensuring the final design remains practical to build and aligned with the overall project budget.

Our goal is simple: to create homes that are thoughtfully designed, well executed, and built to stand the test of time.

From initial idea through construction, we guide our clients through a clear five-phase process. Each phase is designed to build on the one before it, allowing decisions to be made thoughtfully while keeping the project organized, predictable, and aligned from start to finish.

1. Initial Contact & Qualification

We begin by responding to your inquiry and gathering basic project details through a short questionnaire. This allows us to understand your goals, the scope of the project, and determine whether there is a strong initial fit.

2. Discovery & Process Alignment

If the project feels like a good fit, we meet to discuss your vision, the property, and your priorities in more detail. During this stage, we also walk through our design-build process, communication style, and overall approach so expectations are clear on both sides before design begins.

3. Design Phase

Begins with a Design Agreement

In the design phase, we collaborate closely with you to develop the layout, elevations, and overall architectural direction of your home. As the design evolves, we also work to align the project with a realistic budget range so that both vision and investment remain in sync.

4. Architectural & Engineering Phase

Once the design is finalized, it is developed into detailed architectural and engineering drawings. This phase ensures the home is structurally sound, code-compliant, and fully prepared for construction. At this point, we are also able to refine and confirm project pricing.

5. Construction Phase

Begins with a Construction Agreement

With finalized plans and pricing in place, construction begins. Our team manages the entire build from start to finish, maintaining clear communication, transparent cost tracking, and careful attention to detail throughout the process.

From early construction through final completion, we guide our clients through a structured selections process. Each stage is thoughtfully timed so decisions are made in the right context, helping the home come together in a cohesive and well-considered way.

Early Construction (Foundation & Framing)

During the early stages of construction, we focus on selections that influence the overall structure and architectural character of the home. This includes roofing, windows and exterior doors, as well as plumbing fixtures. These initial decisions help establish the design direction and often provide insight into the style and material preferences that will carry throughout the home

Mechanical Phase (MEP-Mechanical, Electrical & Plumbing)

As the project moves into the mechanical phase, attention shifts to the core materials that define the interior spaces. During this stage, we finalize cabinetry layout and specifications, appliances, tile, countertops, and flooring. Selections are approached in a deliberate sequence—typically beginning with tile, followed by countertops and flooring—to ensure all materials work together cohesively.

Interior Finishes (After Drywall)

Once drywall is installed and the primary materials are established, we begin refining the finishes that bring warmth and cohesion to the home. This includes cabinet stain or finish, interior and exterior paint colors, and architectural trim details. With surrounding materials in place, these decisions can be made with greater clarity and confidence.

Final Selections (Finishing Stage)

The final phase focuses on the finishing touches that complete the home. This includes lighting fixtures, cabinet hardware, and door hardware. While smaller in scale, these elements play an important role in tying the overall design together.
